Intuit recently released R7 of QuickBooks 2013 which has caused an issue in allowing third party products to properly communicate with the QuickBooks program. PropertyBoss uses this interface to exchange accounting data.  This error can be identified by the following QuickBooks Error Message :

Message: Unexpected error.  Check the “qbsdklog.txt” file for possible additional information.

or QuickBooks may crash with the following error:

2013-06-17: Multiple PropertyBoss clients reported that the QBSDKfix below solved this problem.

2013-06-17: We located a work around (QBSDKfix) provided by another QuickBooks user that replaces a specific QuickBooks DLL file in QuickBooks 2013 installation folder. Amazingly, both files present the same file and release version information, however, their timestamps are a couple of weeks apart along with the one that works being a few kilobytes smaller.

The QBSDKfix workaround:

  1. Download the QBSDKfix to your local computer. Unzip the contents of this file and you will have a file named sdkqbimpl.dll.
  2. Navigate to your QuickBooks 2013 installation folder which is typically located in one of the following places:
    • C:\Program Files\Intuit\Quickbooks 2013 or
    • C:\Program Files (x86)\Intuit\Quickbooks 2013
  3. In this folder look for a file called sdkqbimpl.dll and rename it to something like sdkqbimpl.notworking.dll
  4. Copy the sdkqbimpl.dll from the folder where you unzipped it in Step 1 into the QuickBooks 2013 folder you located in Step 2.

PropertyBoss and other programs that communicate with QuickBooks should now work properly.

2013-06-14: Many clients reported that the QuickBooks Critical Patch is not correcting the problem.

2013-06-14: Intuit QuickBooks Support released the following Critical Patch that was reported to fix this issue.

Sync Manager Error 17_7126 or Unrecoverable Error Code: 00000 37760

2013-06-11: Clients reported a bug in QuickBooks 2013 Release 7 that prevents PropertyBoss and other Add-On programs from working with QuickBooks. We are advised that Intuit is working to correct this issue but do not have an expected fix date yet. If you encounter this bug, the best advice is to uninstall QuickBooks and reinstall it. Disable automatic updates. Load updates up to and including Release 6 only. You should be able to use QuickBooks normally.
